Had a great time at Church. The sermon was on love (1 Corin 13:1-8) Anything we say or do without love is useless. "Love suffers long and is kind and does not behave rudely, is not provoked and thinks no evil." I want to apologize for getting angry at someone yesterday. It is a natural response for me to defend a friend of mine! But I was wrong and I am truly sorry. Ruby, I totally agree with you, "let's take a step back from hostile, hurtful thoughts". I did learn a valuable truth though: "Don't even think about messing with anyone in Roger's family!" I love you, Rog so much! Time, we are so happy to hear from you, hope you will stick around and share more. Sweet Sunny, I love you and I hope you have a wonderful day and I am so happy the meds are working for Mags! I would've invited you to Sunday dinner, but we had deer roast with potatoes, carrots and lots of onions! It was so good, too! Rusty, long time, no see. How are you doing? Ruby and all others who have some experience with this......I need some advice. I know that you all rent out property. My brother called me today after getting to his house he has been renting out for a year. The house is completely destroyed. Granite countertops, kitchen cabinets, appliances, doorlocks, everything stoken. Holes punched in the walls and broken glass everywhere. Anyway he called the cops and of course since the tenants moved out a week ago no way to say who did it but since they haven't payed rent and are real slimeballs I assume it was them.
Here is where the advise comes in. My brother never told the homeowners insurance company that he was renting the place. Is there a special insurance that he needs when he is a landlord? The cop is writing it all up as a theft and vandalism case. I know that if the house is left vacant for 30 days he would lose coverage but does anyone know any other rules that come into play in a case like this? Thanks for your help.

yikes....I manage apartment complexes and I think the lender has to know a place is being rented....i would hire a real estate attorney and sue the old tenants for back rent and damages.........
I am sooooo sorry...renters are real real dirtbags sometimes....

Vegans don't eat eggs or cheese or drink milk - I do have milk, but get organic from happy cows (!!) and only get cheese with no rennet in it - well, only veggie rennet (rennet is from calves tummies) and only get cage free eggs from happy hens LOL. Which is a pain because it means I can't have pizza out, or anything with cheese 'cos their cheese would have rennet in it (from calves tummies). I am a pain to feed if we go out according to Hubs, but I eat very simply - and LOVE veggies except for okra (double YUCK), love fruit, rice, quinoa, nuts, spuds - so I think I am easy to feed!

Vicki - glad that you enjoyed church today - your dinner sounded delicious - except for the deer meat!! Hope that you aren't in too much pain today, and I love you muchly too!! Mags is doing better but hasn't eaten anything today except the ham that I wrap her tabs in.

Time - I am so sorry to hear of your brothers trouble with his house - I will let the others give you advice as I know nothing about it.

Roger would be great but my brother lives in Key West and his house is in Tampa. When I get some money together I will give you a call though cause I need some help myself. Don't get too lazy T. I think you should start making boats and selling them.

Back from working on my rental. Had absolutely the MOST unforgettable interview with prospective tenants ever!! Really nice young couple, with 3 boys, 2, 4, and 6, and she's expecting in January. He's in construction, they have stong area ties, a Christian background. Because we have so much paint and construction stuff lying around I'd already told them it would be better if they didn't bring the kids inside if they could make arrangements, so they set their parking brakes, left the kids either in the car or playing around outside (VERY safe area).
Anyway, they LOVED the house, want it badly. Filled out all the info outside with the boys, and I played with them, carried the 2 y/o around, talked, LISTENED (that's the key!!) and really got a feel for them. But when they left the kids outside to bring back in their app, the little one WAS sleeping in their van with cloth seats. When they finally were ready to leave (after HOURS!!)to get ready for evening church services, they were trying to hem up the 4 and 6 y/o when husband opened the van door and quickly closed it, yelling for the wife. We walked towards him and he simply said 'I'm not going in there'. He was obviously about to urk and wife walked over and opened the car door. 2 y/o was dancing around naked in the car, and there was baby poo EVERYWHERE!! I was laughing so hard, he was pacing saying 'I don't know you', she was trying to find stuff to clean up with, the other 2 boys were hiding behind trees, the little one's was flashing me and grinning, with poop on his white shoes, and I'm just hysterical. Anyway, I got them cleaning stuff, (little guy had filled UP the front seat!!) wipes, paper towels to sit on. Husband found an old work vest to put over the seat and wife said 'I can wash it later', to which he replied 'No, I'll burn it. Maybe the car too'. I was trying to keep the other 2 occupied, but when he told them to get in the van and told them they could ride in the back seat, wife said 'no, that's not a good idea either. Husband says 'he got that TOO???' so the boys were refusing to get in. By this time Hubs joined the fracas and said 'whatever you need we'll get you. Just don't leave any of them here!' :H
