Oh my word! That's is terrible. I hope you have good homeowners insurance. My friend had hers cancelled, because when she filed a second claim (within 2 years) when a log rolled out of the elevated fireplace and caught her carpet on fire. I can't remember what her first claim was, something small outside weather related. All the best for you, your in for a long tough slough, no matter what. Remodeling is no fun.
            so Sorry

Will you need to be rehoused whilst the work is being done?

Wow what a fricken mess. I once left the curling iron on and thought I was never gonna here the end of it, something to the effect of you could have burnt the house down et. It sounds like you are dealing with it pretty darn good if you ask me

and yes that does beat the chandelier

                            Ouch!!!
The guy upstairs from us often leaves his bath running and forgets about it (due to the same problem we all have). I have a constant damp patch in all the adjacent rooms. They dry out eventually, only to be replaced by the next bathload.

                              Hereatlast -

I have to tell you - if someone considered taking me to Bourton-on-the-Waters for a couple of nights, I'd be turning the taps on, full-bore, right now ....
